IMMOFONDS suburban plant Kapitalerhöhung zur weiteren Umsetzung der Wachstumsstrategie
Die Fundsleitung Immofonds Asset Management AG plant gegen Ende September 2022 für den Immobilienfonds IMMOFONDS suburban eine Kapitalerhöhung mit Bezugsrecht in der Grössenordnung von rund CHF 40 Mio. Ziel ist es, das Portfolio des im December 2021 neu lancierten Immobilienfonds entlang der Anlagestrategie gezielt weiter auszubauen.
Zürich, 1. September 2022 – Die Fundsleitung konnte die Mittel aus der Erstemission des IMMOFONDS suburban bereits innert weniger Wochen vollständig in attraktive Liegenschaften investieren. Per 30. June 2022 umfasst das Bestandesportfolio des Funds fünf Liegenschaften mit einem Wohnanteil von 73.5%, einem Marktwert von CHF 54.4 Millionen und einer Bruttorendite von rund 4%. Mit der geplanten Kapitalerhöhung im September 2022 sollen die nächsten Wachstumsschritte realisiert werden.
Der IMMOFONDS suburban investiert in Liegenschaften in der gesamten Schweiz, wobei Wohnliegenschaften ausserhalb der Grosszentren an guter Mikrolage im Vordergrund stehen. Von besonderem Interesse sind dabei die GrossräumeBodenseeregion, Innerschweiz, Drei-Seen-Gebiet, St. Galler Rheintal, Wallis und das Tessin.
Die Fundsleitung prüft kontinuierlich Investitionsopportunitäten und verfügt über eine attraktive Akquisitionspipeline von interessanten Liegenschaften an guter Mikrolage, die perfekt in das bereits bestehende Portfolio des IMMOFONDS suburban passen. Der anvisierte Emissionserlös von bis zu CHF 40 Mio. wird für den weiteren Ausbau des qualitativ hochwertigen Immobilienportfolios sowie für die nachhaltige Entwicklung der Bestandesliegenschaften verwendet.
Einzelheiten zur Kapitalerhöhung und die genauen Konditionen werden Mitte September 2022 kurz vor Beginn der Bezugsfrist bekannt gegeben. Der IMMOFONDS suburban richtet sich an qualifizierte Anleger. Die Zürcher Kantonalbank wird die Transaktion als Selling Agent begleiten.

Professional treasury exists when a technically qualified person experienced in finance is permanently entrusted with the management of financial resources within or outside the company or private investment structure. Wealthy private clients and private investment structures established for them can declare that they want to be treated as professional clients if they credibly declare that they i) have the knowledge necessary to understand the risks of investments based on their personal education and professional experience in the financial sector and have assets of at least 0.5 million Swiss francs; or ii) have assets of at least 2 million Swiss francs.
Qualified investors within the meaning of Art. 10 Para. 3ter CISA in conjunction with Art. 6a of the Ordinance on Collective Investment Schemes are private clients for whom a financial intermediary according to Art. 4 Para. 3 lit. a FinSA or a foreign financial intermediary subject to equivalent prudential supervision provides asset management or investment advisory services within the meaning of Art. 3 lit. c nos. 3 and 4 FinSA in the context of a permanent asset management or investment advisory relationship, unless they have declared that they do not want to be treated as such.
