With stacked houses, diverse squares and building-connecting terraces, Wankdorfcity 3 aims to redefine urban living together and give the city of Bern a new face in the north. While the planning teams are working on the final details of the preliminary project, the first excavators have arrived and are preparing the site for the construction start of the new service building.
Zurich, June 27, 2023 – On a floor area of 34,000 square meters, a new neighborhood with an above-ground floor area of 100,000 square meters for living, working, business and leisure is to be created on today's service and commercial area north of the Wankdorf S-Bahn station. "Single-family houses" and green terraces at a height of 30 meters, spacious squares at city level, surrounded by offices and service businesses, above them studio or multi-generation apartments and apartment buildings in the up to 75-meter high-rise buildings: Thanks to the special construction method, despite structural density, the development should not lose the human scale and enable lived neighborliness with niches and open spaces.
"When we decided to transform Wankdorfcity 3 into a residential and work district, we asked ourselves how we can turn this inhospitable place into a livable neighborhood component. It quickly became clear that we need to think differently, both in terms of urban planning and the process," says Gabriela Theus, Managing Director of the developer IMMOFONDS. The first model by Rolf Mühlethaler, which emerged from a test planning two years ago, seemed futuristic to many. But for Gabriela Theus it is clear: "Our ambition is to stick to the vision of a special approach and construction method and to implement it."
The city as a planning authority supports the approach. City planner Mark Werren praises the process: "IMMOFONDS as owner did not simply rely on a fixed program, but embarked on a broadly supported development path together with the city and initially worked with different scenarios. They approached the complex task in a learning manner and together."
Construction start for new service building While the planning teams are fine-tuning the final details of the construction project in workshops, the first excavators are currently arriving at Wankdorfcity. So that some of the businesses currently based on the site that want to remain in Wankdorfcity 3 can continue to operate on the site during the construction phase, work is beginning on the new service building. The construction start for the actual Wankdorfcity 3 is planned for the end of 2024, with construction work expected to last until 2029.
The Wankdorfcity 3 site is located in the area covered by the development regulations "Environment of Wankdorf S-Bahn Stations" from 2003. In order to realize the planned development, a minor adjustment to the existing development regulations was necessary. This came into force at the beginning of September 2022, thereby creating the building law basis for implementation. The building permit for the service building was approved on 08.06.2023.
